Valuation

The valuation process is a complex and systematic procedure performed by the valuator in order to provide the client with a response on the value.

The purpose of the valuation report is to provide an impartial opinion on the value. Within the valuation report the valuator reasons its choice of value, taking into consideration all the factors that could substantially impact the value.

We provide the following services:

The valuations performed for the trading of real estate properties or movable assets.
Use::

The estimated value type is the market value and is used for the conclusion of a transaction.
Used value:

The estimated value for this type of valuation is the market value, as defined in the Romanian Valuation Standards – 2018 edition.

The financial reporting valuation is aimed to estimate the correct value of the real estate properties, divided into composing elements (lands and buildings).

Use:

The companies reporting the consolidated annual financial statements according to the IFRS (International Financial Reporting Standards) regulations, based on the International Accounting Standards (IAS).

Used value:

The estimated value for this type of valuation id the Fair Value, as defined in the IFRS, being harmonized with the market value equivalent provided by ANEVAR Romanian Valuation Standards – 2018 edition.

Purpose:

This valuation has as a purpose the determination of the taxable value of the buildings.

(As of 2016, the estimated value type for the buildings’ taxation has been regulated separately, as the taxable value was clearly separated from the values used in the past for the calculation of the bases of the tax quotas applied by the local councils.)

Use:

Local authorities of public finances

Used value:

The taxable value is regulated by ANEVAR Romanian Valuation Standards, in GEV 500.

Purpose:

Real estate market surveys. They provide an overview on the real estate market or can be performed as an in-depth analysis for a certain type of real estate from a specific location.

Use:

It is a general use valuation, providing information on statistical grounds and according to the market evolutions, summarized according to the value of the rents on various real-estate sub-markets; the evolution indexes in time series, or the evolution of the trading prices for various types of real estate properties.

The market surveys can be customized to any need, can have any desired form, set according to clear indications.

The estimated value for this type of valuation is the market value, as defined in the Romanian Valuation Standards – 2018 edition.

The best use survey is a stage for the determination of the best used of a free or build land.

Use:

This type of product analyses alternative scenarios that are physically possible, legally allowed, financially feasible, and maximum productive, as these are the 4 basic features of the Best Use Valuation analysis.

This complex product is used in the development and analyses, based on existing data and trends collected from the market, possible uses aiming to maximize the value of the real estate.
